A shamelessly business oriented email Let me
not mince words: Now is the time to refinance -- rates are unbelievably
low! I've been a mortgage lender for six years, and I've seen
a couple of refinance booms. I've never seen rates this low -- I heard
on the radio this morning that fixed rate loans are at the lowest levels
IN HISTORY. I'm doing a refinance 30 year fixed rate loan right now
for a client with an interest rate of 4.375%! Back in the days when adjustable
rate mortgages ("ARM" loans) were so popular, that would have
been a great rate for an ARM -- but it would have been subject to change. I'm doing 30 year fixed rate loans at around 5.000% with no "points"
these days (i.e. no origination or discount fees), too. One thing I do for all of my clients is to show them a
half a dozen choices for interest rates and closing costs, and make it
easy for you to decide whether it makes sense to pay any points at all
to get a lower rate. I calculate your "break even" point for
you on each option, so you can see how long it will take before your monthly
savings add up to more money than you've spent on costs. Refinancing is a simple process, and I'll walk with you
every step of the way. My take on why rates are so low right now is that the
entire global financial system is in fear, and perceives U.S. government
securities to be the only safe place on earth to invest -- so they're
bidding up prices on government bonds, which drives their yields down
-- and fixed mortgage rates are built on these government securities (NOT
on the Fed Rate or the Prime rate). We have a new President starting next week, and the economy
is his number one priority. If global markets begin to feel confident
again, this rush toward buying U.S. government securities will taper off,
which could cause rates to go back to a more natural level. Now is the time to refinance. Call or email me and let's look at your numbers. -- Jordan |
